BOARD OF DIRECTORS MEETING

v     Bob Usher – Vice President

v     Lynn Chappell unavailable for meeting.

 

E. Committee Reports

v     Budget / Financial Committee – Currently researching services and bids from alternative property management companies. Currently prospecting 1, possibly 2 landscape companies and drawing up a statement of work for bidding purposes. Continuing work on 2002 budget. Discussed why the special assessment was put in place from previous meeting.

v     Safety / Neighborhood Watch Committee – Katherine Hall discussed the scheduling of the first neighborhood watch “general meeting.” The meeting is scheduled to take place at 7p.m. on November 15th. This meeting will be held with a member of the Sammamish Police Department. The meeting will be located in the Multi purpose room of Discovery Elementary School.

v     Rules and Regulations Committee – Katherine Hall is working on setting up a meeting with the committee volunteers.

v     Local Government Contact Committee – Elisa Watkins, Martin Dunn, and Robert Usher attended the City of Sammamish’s Neighborhood Connections meeting that is held quarterly to educate homeowners associations on a variety of local issues. Their next meeting is scheduled for January 7, 2002. One topic of discussion was the trend for many local associations to phase out wood roofing shingles as well as possibly prohibiting fireworks within the city limits. Robert Usher attended a meeting of the Sammamish Community Council, an organization of local homeowner associations organized by Bob Brady. The focus of this meeting was a presentation by the opposing City Council candidates and a discussion by King County and City of Sammamish law enforcement representatives concerning the ongoing development and current level of efficiency of local disaster response plans. Local city services had no communication services after our recent earthquake!

v     Architectural Review Committee – Vice President Bob Usher agreed to serve as Chairman of this committee. Bob met with a group of volunteers on Wednesday the 24th to discuss and define the guidelines of the Architectural Review Committee.  The committee will consist of no less than (3) members and no more than (5) as required by Article XV of the CC&R’s. The committee will meet again after the Board appoints a maximum of (5) members from amongst the volunteers to this committee. Discussions regarding satellite dishes (telecommunication act of 1996), and Article XV-Section 2 of the covenants detailing architectural review requirements were discussed. Information concerning retroactive reviews for all modifications referenced in Article XV will be forthcoming.

v    Social Committee – No new information to report.

 

F. New Business

 

v     Report on Tract I Easement – It was discussed that the area West of the Reserve to the property line of Skyline High School is Renaissance Ridge Property. A 30’ easement for a sewer pipe and access road went well past the easement. The board is currently in contact with an Attorney to receive compensation from the Land Developer and/or the Sammamish Plateau Water and Sewer District. Our main objective is to ensure that a suitable restoration plan is completed and that we are properly compensated for the timber that was removed.

v    Discussion of Warranty trailer replacing Construction trailer – The board and the community would like to see the removal of the construction trailer; Polygon would like the board to consider replacing the trailer with a warranty trailer. Polygon promotes that the warranty trailer would have on-site personnel, and would hopefully ensure and provide faster service for warranty issues. The board would encourage the community to e-mail opinions and suggestions to renaissance_ridge@yahoo.com. It was decided that the whole community should vote on this matter. Current plans call for the construction trailer to be removed at the end of December after all home construction is finished.

v     Common Area Walk Through Report – Some key notes were shared from the common area walk through that took place on September 30th. The topics covered were: No locks on the gates of retention ponds, irrigation concerns, the demise of landscaping due to irrigation issues, and noting that the monument lights at the main entrance were back on and functioning but not at the rear entrance.

 

G. Date of Next Meeting – We have scheduled the next board meeting for Thursday, November 29, 2001 at 6:30 p.m. The meeting will take place at Skyline High School in room 628. Community members are welcome to participate in an open forum prior to the start of the board meeting. This open forum will take place from 6:30 p.m. – 6:45 p.m.
